Log CP is the leading rental and developer company in the Class A logistics warehousing sector in Brazil – a sector experiencing significant positive dynamics driven by a substantial increase in Flight to Quality. Of the 170 million sqm of ABL in Brazil, only 15% comprises Class A logistics warehouses, with 80% located in the Southeast region of Brazil, which shows a high potential for expansion to other regions.

The Company has set a new production level to deliver 500 thousand sqm of GLA starting in 2024. Log CP is currently in a robust expansion mode, and plans to deliver an additional 2 million sqm of GLA from 2025 to 2028. A solid differentiator is being the only company in the sector that offers geographic diversity, modular warehouses, and an integrated operation. While competitors focus on specific states or regions, primarily the southeast, Log CP is focusing on the rapid growth occurring throughout Brazil.

Real Estate Development

The Company intensifies land acquisition and management to solidify its position in the logistics market. This focus is supported by a specialized team, committed to sustainable growth and operational efficiency. The LOG team works from land identification, prospecting and project approval.

Construction

Currently, the Company is progressing with 10 construction projects in various regions, totaling more than 400 thousand m² of GLA, led by its own team. Construction control optimizes time and costs, promotes efficiency, safety, quality and sustainability.

Leasing

LOG has one of the most diversified client portfolios in the logistics sector nationwide and its own commercial team that works in leasing the Company's assets. Around 70% of the Company's absorption comes from expansion of current customers.

Management & Administration Of Assets

LOG Adm manages 1.6 million sqm of GLA of LOG warehouses, dedicating itself entirely to the administration of services and suppliers contracted by the condominiums. The proximity to customers on a daily basis, combined with the innovative and integrated solutions offered by LOG, makes it easier to monitor tenants' activities and opens doors to increase internal commercial opportunities and explore new businesses.

Recycling of Assets

The asset recycling strategy continues and will continue to be the Company's main source of growth and value creation for its shareholders. The Company has the expertise to develop projects that reach a YoC of close to 13%, generating value with margins of up to 40% in a short cycle from development to sale. This not only enhances the return on stabilized assets, but also allows IRR capital appreciation of more than 30% per year.
